Register an Existing ARU

All additional residential units (ARUs) in Milton - whether newly constructed or already existing - must be registered with the Town.

Registering your ARU helps improve resident safety, supports emergency response, and confirms compliance with applicable municipal and provincial requirements. Registration also helps ensure ARUs are properly documented to support Fire and Rescue Services during an emergency.

If you have recently completed the construction of an ARU or have an existing unit that has not yet been registered, use this page to learn about the registration process, inspections, fees, and compliance requirements

The ARU registration program is currently operating as a three-year pilot that launched in 2025. At the end of the pilot, the program will be reviewed, and registration and renewal requirements may change.

This page is for:

How to register an ARU

Registering an ARU involves submitting an application, paying the registration fee, completing a safety inspection, and obtaining a compliance certificate.

  1. Submit your application

Complete the ARU Registry application online or visit the Community Services Desk at Town Hall to begin the registration process.

  1. Pay the registration fee

A registration fee of $340 per ARU is required.

  • Include your ARU address in the cheque memo

After your payment has been processed, Town staff will provide information about scheduling your ARU inspection.

  1. Prepare for your inspection

Once your application and payment have been received, a municipal law enforcement officer and a fire prevention officer will schedule an inspection of the ARU. The inspection confirms compliance with:

  • Safety standards

  • The Fire Protection and Prevention Act

  1. Receive your compliance certificate

If your ARU passes all required inspections, it will be registered with the Town and you will receive a compliance certificate by email.

Compliance certificates are valid for one year. To maintain good standing, homeowners must renew their ARU registration annually. During the pilot program, there is no fee to renew an ARU registration. Approximately 30 days before your registration expires, the Town will send a renewal reminder by email to the address on file.

Why is an ARU registration fee required?

Building permit fees cover inspections and reviews completed during construction to ensure compliance with the Ontario Building Code.

The ARU registration fee supports ongoing enforcement, public safety, and emergency response readiness after construction is complete.

Registration inspections

ARU registration inspections are part of the Town's ARU Registry Compliance Program and help ensure units meet safety and living standards.

Inspection appointments are scheduled at a time that works for both the property owner and the tenant. Most inspections take approximately 30 minutes.

The property owner or applicant must be present during the inspection. Inspectors must be provided access to the ARU and all required areas of the property.

Tenant access during inspections

Town inspectors must be allowed to enter the ARU to complete the inspection.

Inspection appointments are scheduled at a time that works for both the property owner (or applicant) and the tenant. The inspection focuses only on areas required to confirm compliance with applicable safety, fire, and property standards requirements.

What inspectors check

During an ARU registration inspection, Town staff will:

  • Confirm smoke alarms are working and interconnected throughout the building

  • Ensure carbon monoxide alarms are installed and working on each level

  • Check that required fire separations are intact

  • Confirm the property complies with the Town's Property Standards By-law and other applicable by-laws

  • Ensure exterior access routes and laneways are clear and free of obstructions

  • Verify that sump pumps are accessible and not blocked by storage

  • Confirm furnace rooms are accessible and have unobstructed entry

  • Provide education about fire safety and municipal requirements related to ARUs

Addressing and unit numbers

Additional residential units do not receive a separate municipal house number. The property retains a single civic address. Each unit on the property, including the ARU, is identified using a unit or suite number, such as 123-1 Main St.

Property owners are responsible for ensuring the civic address number is clearly visible from the street so emergency services, delivery drivers, and visitors can easily identify the property. Address number signs must meet the Town's requirements for size, placement, and visibility.

Review the Town’s municipal address number sign requirements to ensure your property is properly signed.
