In accordance with the provisions of the Planning Act, this is to advise that Canadian National Railway Company, Dagmile Holdings Inc., 1435283 Ontario Inc., Errolmia Properties Inc., 1435123 Ontario Inc., 1435183 Ontario Inc., 2000033 Ontario Inc., and NAI Milton I, LP. have applied for an Urban Boundary Expansion, Official Plan Amendment and Zoning By-law Amendment for the subject lands.
Location
The subject lands are comprised of 16 properties that are currently outside of the Town’s Urban Area boundary in the Rural Area. The subject lands are located in Ward 4 and have an area of approximately 240 hectares (593 acres). The subject properties with a municipal address include: 5694 Regional Road 25, 5062, 5072, 5082, 5122, 5240, 5244, 5258 and 5761 First Line and 4393 and 4519 Tremaine Road. The subject properties with no municipal address include: ARN 240909006003400, ARN 240909006003210, ARN 240909006003100, ARN 240909006009705; and, ARN 240909006008700.
Applicant's Proposal
Applications for an Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA) have been submitted to permit site-specific employment uses on the subject lands and to facilitate the development of an industrial business park comprising eleven buildings with an approximate gross floor area of 812,000 square metres (8,740,295 square feet).
The proposed OPA seeks to expand the Town of Milton Urban Area boundary to include the subject lands and to re-designate the subject lands from Prime Agricultural Area and Local Natural Heritage System to Industrial Area and Local Natural Heritage System within the Town of Milton Official Plan.
The proposed ZBA seeks to re-zone the subject lands from Agricultural (A1) and Greenlands A (GA) under the Town of Milton Rural Zoning By-law 144-2003, as amended, to a site-specific Industrial Area (M2*XX) zone, Natural Heritage (NHS) zone and Open Space II (OS-2) zone under the Town of Milton Urban Zoning By-law 016-2014, as amended, to permit the proposed employment uses. Additional proposed uses within the M2*XX zone include: cold storage warehouse, data centre, district heating and cooling plant, motor vehicle equipment storage, warehouse club, and wholesale operation.
Planning Act Requirements
The Planning Act requires that all complete applications be processed. The application is now being circulated to Town Departments and Agencies for technical review. No decision has been made regarding this application.
